The Overland One development is situated at the southeast corner of Interstate 435 and Nall Avenue in Overland Park, Kansas, a submarket in South Johnson County. The 14.3-acre site was redeveloped into a Class A corporate campus with three mid-rise buildings totaling 355,500 square feetThe development was sold to Creative Planning, whose new corporate headquarters are located in Building 1. Access to Building 1’s full-service cafeteria, bocce ball court, and exterior areas with seating for events provide easy access to the outdoors are among the campus’s amenities. Building 3 is the third and final office building in the campus, consisting of a four-story, 103,000-square-foot office building and a 4-level 386 car structured parking garage. The addition of 45 surface parking spaces results in a total parking ratio of four cars per 1,000 square feet of rentable space. The building features include a glass exterior and the maximized use of natural light. This office building provides a collaborative work environment that cultivates creativity and employee engagement, helping companies attract and retain top talent. Creative Planning occupies half of the Building Two, which also houses Intrepid Direct Insurance.
