Upon acquisition, this multi-tenant office building was only 83% occupied with below market in-place rents, struggling to compete in its South Plaza location. VanTrust strategically invested eight million dollars in modernization and upgrades to the building systems, which included the building façade, elevators, fitness center, vending, lobby, courtyard and landscaping, improving visibility and an enhanced tenant experience. VanTrust worked with a local commercial real estate landlord representation team to implement an aggressive leasing strategy to effectively increase occupancy to 95-99% for several consistent years at market rent level. Additionally, VanTrust coordinated a neighborhood-wide public space initiative to enhance the surrounding street-scape along a four-block corridor where the company also controls multiple other stabilized and to-be-redeveloped assets.
