Meadowbrook Park Redevelopment
The 136-acre Meadowbrook Park site, previously home to Meadowbrook Golf and Country Club, is located in Prairie Village, Kansas. VanTrust acquired the private club in the Spring of 2010 and worked with community stakeholders including the City of Prairie Village to establish a “Village Vision” for a win-win redevelopment that would have broad community impact and benefit.
The redevelopment plan recognized the intrinsic value that green space adds to a community and dedicated the majority of the site (±80 acres) to the preservation of public green space in the form of a County-owned regional park. VanTrust applied and qualified the project for a sales tax exemption, and offered the entire proceeds of that exemption to the City of Prairie Village, which in turn fully funded the park, community center, and playground, including pavilion-style picnic shelters.
The balance of the master plan focused on the integration of 52 single family homes, 70 twin villa units, 225 senior housing units, a 54-room boutique hotel including 5,000 square feet of restaurant and retail space, and The Kessler at Meadowbrook, a 282-unit luxury apartment community with a mix of studio, one-, two-, and three-bedroom units.
Sustainable development practices used during the redevelopment of Meadowbrook Park include adding stormwater filtration systems, lake restoration to improve area watershed, control flooding, and enhance aquatic habitat, variable refrigerant mechanical system at the boutique hotel, and strategic tree saves throughout the project yielding a net add of more than 500 trees.
Meadowbrook Park was awarded the 2020 Capstone Award for community impact, and The Kessler at Meadowbrook was awarded the 2019 Capstone Award for Best Multifamily Development by the Kansas City Business Journal.
