The Exchange Logistics Park at I-85 is located just off Exit 35 on Interstate 85 in Anderson County – just outside of Greenville County. The industrial park is an excellent logistics location just 100 miles from Charlotte and 130 miles from Atlanta. Once complete, the park will contain more than 900,000 square feet of industrial space. Outparcels are available for sale or build-to-suit and range from 3-7 acres. The land can accommodate industrial buildings ranging in size from 25,000 – 50,000 square feet.

Existing development at this industrial park includes Building 1, a 289,000-square-foot rear-loaded speculative building, which was completed in 2020. VanTrust sold the building in March 2022. Two speculative buildings are currently under construction within the logistics park. Building 2 will contain ±348,000 square feet on 13 acres with 56 dock-high doors, 3 drive-in doors, and 36-foot clear heights. Building 3 will contain ±157,000 square feet on 34 acres with 11 dock-high doors, 3 drive-in doors, and 32-foot clear heights. Both buildings are scheduled for completion by the end of Q1 2023.
