After successfully completing the first building at Chandler Corporate Center, VanTrust Real Estate has commenced construction on Phase II, a 118,000-square-foot office building located at 4100 W. Chandler Boulevard. Set in the heart of a thriving and growing business center in the southeast valley, the VanTrust development is situated on 26 acres and provides unparalleled access to shopping and hospitality amenities, and is strategically positioned in proximity to the Loop 202 South Mountain Freeway and the Loop 101 Aqua Fria Freeway.
The office project, marketed by Colliers, was designed by Butler Design Group, Phoenix, and is being constructed by Stevens Leinweber Construction, Phoenix, expected to be completed by September 2020. When completed, the two-story, 118,000-square-foot office building will compliment a similar building constructed in phase one which was leased to Allstate Insurance. Future phases may include additional build-to-suit or speculative office and onsite retail.
“Chandler is home to many of Arizona’s largest, high-tech and cloud-based companies. Due to the state’s pro-business climate and affordable cost of living, these companies consistently target Chandler to attract the talent they need to run their enterprises. Anticipating this need, we decided to develop phase two on a speculative basis,” said Jenna Borcherding, Director of Development with VanTrust. “There’s significant tenant demand for quality suburban office space in the area, and with a six per one thousand parking ratio and a regional mall nearby, this building offers an amenity rich location that is easily accessible from all parts of the Valley.”
The building features a two-story glass entrance enhanced with stone, wood and ceramic tile lobby finishes and integrated LED light fixtures. The structural systems consist of precast concrete perimeter bearing walls and steel frame super-structures with ten to fourteen-foot floor-to-floor heights. The building is adjacent to Chandler Fashion Center and is easily accessible from nearby freeways.
This development, in addition to VanTrust’s plans for the Chandler 101 mixed-used development, being marketed by CBRE and fully entitled for office construction will begin soon, proving VanTrust’s confidence in the southeast valley. In August of 2018, Van Tuyl Companies acquired a 20-acre mixed-use development opportunity at the southeast corner of the Loop 101 and Chandler Boulevard near Chandler Fashion Center. The property is zoned mixed-use and can accommodate up to 600,000 square feet of office, 30,000 square feet of retail, 200 multi-family units and a signature hotel.
