Columbus, Ohio — VanTrust Real Estate announced the launch of Park 762, with building I, a 1,082,578-square-foot speculative industrial development in the Rickenbacker submarket of Columbus MSA. The project has received approvals and is now under construction, with delivery anticipated in Q22027.
Located along State Route 762 in Lockbourne, Ohio, the development sits within a 286-acre master-planned industrial park with immediate access to the Rickenbacker Global Logistics Park—one of the Midwest’s premier distribution hubs. The site is less than one-half mile from the intersection of SR 762 and U.S. Route 23, where a planned full interchange will further enhance regional connectivity.
Designed as a cross-docked, Class A distribution facility, Park 762 building I will feature a 40-foot clear height, approximately 2,500 square feet of speculative office, 100 dock doors (expandable to 147), four drive-in doors, and an efficient column spacing configuration with dedicated 70’ speed bays. The site will accommodate 576 car parking spaces, 138 trailer positions, and offers capacity for a 129,675-square-foot expansion.
Positioned within the 87-million-square-foot Rickenbacker submarket, the project provides access to a highly efficient multi-modal logistics network, including Rickenbacker International Airport, the Norfolk Southern intermodal yard, and regional connectivity via I-270 and U.S. 23. The location also benefits from a deep labor pool, with more than 1.15 million people and over 646,000 workers within reach.
“Park 762 reflects our confidence in the continued strength of the Columbus industrial market and the Rickenbacker submarket in particular,” said Brice Harrison, Director of Development at VanTrust. “With strategic access to global logistics infrastructure and the ability to accommodate large-scale users, this project is designed to deliver long-term value for tenants and the broader region.”
The project team includes Red Architecture as architect and Pepper Construction as general contractor. Jeff Lyons and team at CBRE are leading leasing efforts.
Park 762 builds on VanTrust’s continued momentum in the Columbus market, following its success at Commercial Point and the BJ’s Wholesale Club build-to-suit, and represents the firm’s latest investment in large-scale, Class A industrial development within one of the Midwest’s most active logistics corridors.
