Tropical Distribution Center, Amazon
This 855,000-square-foot fulfillment center opened in May of 2019 and was a build-to-suit development for Amazon. It is the largest fulfillment center in Nevada for the e-commerce company, employing more than 1,500 people. Amazon had a robotics system that required precise concrete specifications in order to function properly. The gloss, friction, and roughness of the concrete had to meet exact specifications throughout the building to meet their requirements.
There were a lot of complexities in bringing utilities and infrastructure to the Park. The development team had to pull power from 1.5 miles away, and 1 mile of sewer improvements were made for a total investment of over $13 million. The development team managed to deliver all phases of the park on budget and on schedule while managing extreme volatility and uncertainty in the supply chain, primarily related to wood and steel components. The project schedule was 12 months, however the building was completed ahead of schedule in just 10.5 months.
The facility stands over 50 feet tall with two levels of conveyor process mezzanine and four levels of robotic storage platform for a total floor area of 2.3 million square feet. The building offers over 400 trailer stalls and 2,600 auto parking spaces on 71 acres. Tropical Distribution Center is in the city of North Las Vegas with immediate access to Interstates 15 and 215 via the new Tropical Interchange.
The building achieved Green Globes Certification along with GOE partial property tax abatement. A rooftop solar array was installed to offset 80% of the site’s energy consumption. The roof solar system has a capacity of DC 1,198,80 kw / AC 900 kW. The total annual solar production is 2,257,000 kWh.
