VanTrust recently completed the construction of the fourth building at Tropical Distribution Center. Tropical IV is a 246,400-square-foot, Class A, industrial building with convenient access to Interstate 15 and 215 via Tropical Parkway. It is part of the 120-acre Tropical Distribution Center, a 1.6-million-square-foot, multi-building industrial park in North Las Vegas with national tenants, including Sephora.

Tropical IV was designed by HPA Architecture, and Martin-Harris Construction served as general contractor. This modern industrial product features 36-foot clear heights with 43 dock high doors and two grade level doors, as well as a large truck court, 51 trailer parking spaces and 203 automobile parking spaces.
The North Las Vegas submarket continues to see record industrial activity. In 2021, North Las Vegas saw 8.3 million SF of net absorption, and the entire Southern Nevada market saw 11.6 million SF. North Las Vegas is also experiencing record-low vacancy rates, closing 2021 with a 1.3 percent vacancy rate for industrial properties.
VanTrust’s work in North Las Vegas also includes Northgate Distribution Center; which was named Industrial Park of the Year at the 2022 NAIOP of Southern Nevada Spotlight Awards. Northgate is an eight-building, 3.5 million square foot industrial park. VanTrust also recently announced that work will soon begin at Vantage North, which is planned to include more than 4.5 million SF of state-of-the-art distribution facilities.
