VanTrust Real Estate Announces First Phase Of Industrial Project in McKinney

121 Commerce Park marks VanTrust’s first major industrial development in McKinney and will be located near major transportation corridors and McKinney National Airport

VanTrust Real Estate, LLC (VanTrust) announced today the Phase 1 start for 121 Commerce Park, its first industrial development in McKinney, Texas. The project will deliver two Class A speculative industrial buildings totaling more than 511,000 square feet to the fast-growing, yet underserved, suburban industrial submarket.

Phase 1 will include Building A, spanning 241,561 square feet, and Building B, encompassing 269,641 square feet. Both buildings will be designed with flexible single- or multi-tenant configurations, featuring customizable office build-outs. Construction on Phase 1 is expected to begin in the second quarter of 2026, with completion anticipated by the second quarter of 2027. Phase 2 of 121 Commerce Park will include an additional 250,000 square feet, available for build-to-suit, with construction scheduled to begin shortly after the delivery of Phase 1.

The 42-acre site, located at the northwest corner of Tina Drive and SH-121, was recently rezoned to light industrial use and has been strategically held for the highest and best development use. With demand for suburban industrial space near population centers continuing to grow — particularly among small- and mid-sized service and light distribution users — the project’s timing positions VanTrust to meet a critical market need.

McKinney’s strong population growth, combined with its proximity to major transportation corridors, including U.S. 75, State Highway 121/Sam Rayburn Tollway, Highway 380, and McKinney National Airport (TKI), which is slated to open a new commercial passenger terminal by late 2026, makes it one of the region’s most attractive locations for industrial development.

As part of the development, VanTrust will construct an extension of Collin McKinney Parkway, improving traffic flow and access for both tenants and nearby residents.

JLL’s Kurt Griffin, Nathan Orbin, Dalton Knipe and Weston King will market the project. VanTrust has also selected Evans General Contractors alongside GSR Andrade Architects and Kimley-Horn to assist in the development of 121 Commerce Park.
