VanTrust Breaks Ground on Two Industrial Parks in Indiana

Located in the Indianapolis suburbs of Avon and Mt. Comfort, large buildings planned will meet the demand for the industrial/manufacturing market.

VanTrust is set to break ground on two industrial parks in the Indianapolis suburbs of Avon and Mt. Comfort. Avon Landings Commerce Park, located on Ronald Reagan Parkway, includes 58 acres, with plans to build three buildings on the site in Phase 1. Air 70 Logistics Park, two miles from I-70 at the intersection of County Road West 400 North and 700 West, is a 132-acre planned industrial park that will contain three buildings totaling 1.8 million square feet. Both parks will have a 10-year real estate tax abatement.

“The Indianapolis area is a strong, dynamic industrial market and one we continue to invest in,” said Phil Rasey, vice president of development at VanTrust. “Both Avon and Mt. Comfort are prime locations. Our new projects will meet both current market need and demand for buildings of this size, conveniently located with access to distribution populations.”

Avon Landings Commerce Park will be situated on a former regional airport that has been closed for some time. Last month, VanTrust broke ground on the first of three speculative buildings planned for Phase I, as well as a road into the park for easy access. Building 1 will include 330,240 square feet, with expected completion by early 2023. Development of Buildings 2 and 3 will follow, at 245,000 square feet and 156,000 square feet, respectively. An additional 60 acres has been designated for Phase 2, with timetable and size of buildings to be determined.

Air 70 Logistics Park will be in close proximity to an operational regional airfield. This site, just east of Indianapolis, is in a robust area of Hancock County that boosts a strong labor pool and is already home to several large business chains that include Amazon, Carvana and Walmart. VanTrust will break ground on the first of three speculative building this month. Building I will contain 800,280 square feet, with completion anticipated by June 2023. Construction on the two additional buildings will follow. VanTrust is also building a public road into the park, which will complement the road improvements Hancock County is currently making.

“We are very excited that VanTrust has chosen Mt. Comfort as the location for Logistics Park,” said John Jessup, President of the Hancock County Board of Commissioners. “As a result of the rapid growth in that part of Hancock County, we have been boosting our infrastructure, with road improvements already underway. The access road VanTrust will build, in conjunction with the progress we are making, will result in some of the best roads in the state.”

The general contractor for Avon Landings Commerce Park is Hemmer Construction, while Pepper Construction is the general contractor for Air 70 Logistics Park. JRA Architects will work on the design of both projects, with American Structurepoint the civil engineers. Luke Wessel of Cushman Wakefield is the broker for Avon Landings Commerce Park, and Cam Kucic and Brian Zurawski of Colliers are the listing agents for Air 70 Logistics Park.
