VanTrust Breaks Ground on Third River Ridge Project

Located in Louisville, Kentucky, region, Gateway 1000 is an industrial-zoned speculative building that will include more than one million square feet.

VanTrust recently broke ground on its newest industrial project in the Louisville, Kentucky market. Gateway 1000, located on Paul Garrett Avenue and International Drive in Jeffersonville, Indiana, is a 1,022,055 square-foot speculative building set on 74.2 acres in the River Ridge Commerce Center. The building will include 100 dock doors, with a clear height of 40 feet, and is expected to be completed by summer 2023. The project will have a 10-year, 50 percent real estate tax abatement.

This is the third VanTrust project in the River Ridge Commerce Center, and the fifth overall project in the Louisville area. The first River Ridge development, a 592,800 square-foot distribution facility, was completed in 2018, and quickly leased by Ingram Micro. The second, Gateway 700, is a 703,000-square-foot speculative building that was sold to CTDI in 2021.  VanTrust also previously developed industrial buildings on Highway 480 and Brooks Hill Road, both in Bullitt County.

“Building on the success of previous projects in River Ridge, we are thrilled to be expanding our footprint with a third industrial warehouse,” said Brice Harrison, Director of Development at VanTrust’s Columbus office. River Ridge is a very strong industrial park that is committed to offering the infrastructure and incentives that make it a proven business partner with attractive offerings for tenants.”

“VanTrust’s track record at River Ridge can’t be beat,” said Jerry Acy, Executive Director of the River Ridge Commerce Center. “We are thrilled they are building a third project here and believe VanTrust’s decision to expand their footprint at River Ridge reinforces the development’s reputation as a preferred site for manufacturing and logistics operations. Our ongoing collaboration with VanTrust is just one more reason River Ridge is one of the most sought-after industrial spaces in the nation.”

RED Architecture is in charge of the building design. Pepper Construction is the general contractor, and Kevin Grove and Alex Grove of CBRE the listing agents.
