VanTrust Breaks Ground on 577,500-Square-Foot Speculative Building at Raymore Commerce Center

VanTrust Real Estate announces the launch of Building 4 at Raymore Commerce Center, a 577,500-square-foot modern cross-dock facility scheduled for completion in August 2026. Designed to meet the needs of today’s most discerning industrial users, the facility will feature state-of-the-art amenities, sustainable design, and efficient site circulation.

The building is designed with a clear height of 40-feet, numerous dock positions with modern dock equipment, ample trailer storage, and generous employee parking. The thoughtfully planned site layout and circulation make the facility highly adaptable to a wide range of users. In addition, the project will pursue LEED certification and benefit from Chapter 100 property tax abatement, helping offset tenant operating expenses, adding to its appeal in the competitive Kansas City industrial market.

“This Class A facility will bridge modern design and amenities with a flexible layout catering to a wide range of potential users,” said Adam Barnard, Director of Development at VanTrust Real Estate. “The pro-business climate and diverse employee base are obvious reasons companies are choosing to locate in Raymore, and why it’s one of the fastest growing cities in the metro. We are beyond excited to launch Building 4 at Raymore Commerce Center.”

The announcement comes on the heels of major infrastructure improvements surrounding the park. In August 2025, the South Dean Avenue extension was completed, connecting South Dean Avenue to E. 195th Street. The improvements, which included a new bridge, were constructed with support from the Missouri Governor’s Transportation Cost-Share Program, greatly enhancing truck and passenger vehicle traffic in the area. “We are incredibly thankful and fortunate to have such a visionary developer in our community,” said Raymore Mayor Kris Turnbow. “VanTrust’s investment in Raymore goes beyond buildings– they have shown a deep commitment to being a true community partner, bringing economic growth and quality jobs to Raymore and creating a lasting impact on the success of our city.”

Building 4 is the second building to be constructed in Raymore Commerce Center’s Phase 2 and expands upon the +/- 2.1 million square foot first phase which hosts major employers including Nuuly, Southern Glazer’s Wine & Spirits, Harmar Mobility and A4 Apparel. Raymore Commerce Center’s second phase began with the infrastructure improvements along Dean Avenue and E. 195th Street and continued with the development of Building 5 which broke ground in the spring of 2025. Building 5 is set to receive its Certificate of Occupancy in December 2025 and anticipated to begin operations in Summer 2026. The long-term plan for the park’s second phase includes capacity for two ±315,000-square-foot rear-loaded buildings and a ±1.1 million-square-foot cross-dock facility, positioning the park as a premier hub for industrial and logistics activity in the region.

“We are excited to partner with VanTrust on the next spec building at Raymore Commerce and to continue the positive momentum. Raymore Commerce has proven to be a strategic location for industrial users seeking modern building/site design specs, direct interstate access, and a deep labor pool,” said John Stafford, Vice Chair, Colliers.

VanTrust has partnered with a proven team to deliver Building 4, including Brinkmann Constructors as general contractor, GBA Architects, Olsson Engineers, and Colliers as the exclusive brokerage team.
