VanTrust Purchases Land to Develop Two Speculative Industrial Buildings in Terrell

The buildings, located in a popular logistics area near Highway 80 and Spur 557, total 702,000 square feet

Terrell, Texas VanTrust Real Estate, LLC (VanTrust) has purchased 60.4 net acres for two future industrial speculative buildings near Highway 80 and Spur 557 in Terrell. The land sits just three miles east of VanTrust’s Forney Distribution Center, which was completed in 2022.

Building 1 will be a 196,560-square-foot building with a rear-load facility, and Building 2 will be a 505,440-square-foot cross-dock facility. The buildings’ modern specifications will appeal to e-commerce and third-party logistics users. Amazon and Goodyear are already nearby tenants.

“Terrell serves as a major intersection for the region being just 25 miles east of downtown Dallas,” said Bill Baumgardner, executive vice president at VanTrust and head of the company’s Texas office. “Companies will continue to be drawn to the city’s numerous shovel-ready sites with excellent connectivity to Highway 80 and I-20. The connectivity and Terrell’s strong labor demographics are a winning formula for the industrial market.”

This East Dallas submarket directly connects to U.S. Highway 80, Interstate 35 and Interstate 20, positioning the industrial space to numerous rail, air and ground transportation options offered by the Dallas-Fort Worth Metroplex. The city also has easy access to Dallas Love Field and DFW International Airport. Additionally, in 2020, the U.S. Census Bureau ranked Kaufman County as the No. 2 fastest-growing county in the nation.

Manufacturing remains Terrell’s largest sector, employing 2,400 workers. The next largest sectors in the region are transportation and warehousing (2,079 workers). Arizona-based 1836 Farms, a new milk-processing plant, also moved to Terrell in early 2020.
