First phase of Class A industrial project advances as McKinney continues its emergence as one of North Texas’ fastest-growing industrial markets
VanTrust Real Estate, LLC (VanTrust) has begun construction on Phase 1 of 121 Commerce Park, the company’s first industrial park in McKinney. Phase 1 will include more than 512,000 square feet of Class A industrial space across two speculative buildings, creating significant industrial capacity in one of North Texas’ fastest-growing markets.
Phase 1 includes Building A, totaling 242,393 square feet, and Building B, totaling 270,479 square feet. Both buildings are designed with flexible single- or multi-tenant configurations and customizable office buildouts to accommodate a broad range of industrial, logistics, light manufacturing and service users. Completion is anticipated in the second quarter of 2027.
Situated on 42 acres at the northwest corner of Tina Drive and SH-121, 121 Commerce Park offers direct access to U.S. 75, State Highway 121/Sam Rayburn Tollway and Highway 380, with convenient proximity to McKinney National Airport. As the airport prepares to launch commercial passenger service later this year, continued investment in transportation infrastructure, combined with McKinney’s strong population growth, is fueling demand for high-quality industrial development throughout the city.
As part of the project, VanTrust will extend a portion of Collin McKinney Parkway to improve traffic flow and access while constructing a new trail connection that links to the regional Cottonwood Creek Trail, expanding recreational connectivity for the surrounding community. The improvements reflect VanTrust’s “do right by the dirt” mentality and commitment to thoughtful land stewardship and responsible development.
Future plans also call for an additional 250,000 square feet of build-to-suit industrial space in Phase 2 at the northeast corner of Tina Drive and SH-121.

JLL’s Kurt Griffin and Nathan Orbin market the project. VanTrust has selected Evans General Contractors, GSR Andrade Architects and Kimley-Horn to support the development of 121 Commerce Park.
