VanTrust Real Estate begins work on Rancho Cordova industrial park

Less than a year after buying nearly 19 acres in Rancho Cordova’s Rio Del Oro Specific Plan, VanTrust Real Estate has started work on an industrial park there.

The Kansas City, Missouri-based company announced it started construction on three buildings for Rio Del Oro Business Park, with completion set for summer 2027.

“Good industrial sites in this region are hard to come by, and this one checked every box — location, access and a city that was ready to work with us,” said Tyler Williams, VanTrust’s senior director of development, in a news release announcing the project. Company officials were not immediately available to comment further on Tuesday.

On the southwest corner of Rancho Cordova Parkway and Gold Dredge Way, Rio Del Oro Business Park will have buildings of 112,825, 103,690 and 65,920 square feet — all Class A, small-bay structures.

According to VanTrust, likely future tenants in the building will range from 15,000 to 50,000 square feet, with suites of 15,600 square feet available to be combined into larger space as needed.

Each building will have dock- and grade-level loading and truck courts, as well as 350 car-parking stalls across the property. HPA Architecture is the project architect, Uprite Construction is the general contractor and Wood Rodgers Inc. is the civil engineer.

The city of Rancho Cordova said the three buildings had a combined estimated value of about $25 million in building permits.

VanTrust didn’t mention any tenants for the property, suggesting it’s being built on a speculative basis. After several relatively slow years for new industrial development, first Buzz Oates and now VanTrust are ramping up with speculative projects.

Colliers brokers Mark Demetre, Michael Hoo and Nathan Miller will represent VanTrust in leasing the buildings.

Records show VanTrust bought the land for Rio Del Oro Business Park for about $6.8 million in late 2025.
