Upon acquisition, this multi-tenant office building was only 83% occupied with below market in-place rents, struggling to compete in its South Plaza location. VanTrust strategically invested eight million dollars in modernization and upgrades to the building systems, which included the building fa├žade, elevators, fitness center, vending, lobby, courtyard and landscaping, improving visibility and an enhanced tenant experience. VanTrust worked with a local commercial real estate landlord representation team to implement an aggressive leasing strategy to effectively increase occupancy to 95-99% for several consistent years at market rent level. Additionally, VanTrust coordinated a neighborhood-wide public space initiative to enhance the surrounding street-scape along a four-block corridor where the company also controls multiple other stabilized and to-be-redeveloped assets.
